Our Minimum Requirements
At Denver Rental, we maintain high standards for our rental properties and the tenants who live in them. These standards exist to protect property owners, maintain the quality of our homes, and ensure a positive living experience for all residents. Every applicant is evaluated against the following minimum criteria.
Minimum 650 Credit Score
A minimum credit score of 650 is required for all applicants. Your credit history provides insight into your financial responsibility and ability to meet ongoing financial obligations. We review your full credit report, not just the score, to understand the complete picture. We look at payment history, outstanding debts, and any derogatory marks that may be relevant to your ability to pay rent consistently and on time.
Income at Least 2x Monthly Rent
Applicants must demonstrate verifiable gross income of at least two times the monthly rent amount. This threshold ensures that tenants can comfortably afford the rent while meeting their other financial obligations. We verify income through recent pay stubs, employment verification, tax returns, or bank statements. Self-employed applicants will need to provide additional documentation to verify their income stability.
No Evictions or Owing Past Landlords
Applicants must have no prior evictions and must not owe any outstanding balances to previous landlords. We conduct thorough rental history checks that include direct contact with previous landlords and a review of county court records. A history of eviction filings, broken leases, or unpaid rent balances to former landlords is a disqualifying factor. Our property owners trust us to place responsible tenants, and this standard is essential to honoring that trust.
Additional Information
- All applicants 18 years of age and older who will be residing in the property must complete a separate application and meet the criteria above.
- A non-refundable application fee is required for each applicant to cover the cost of credit checks and background screening.
- Denver Rental complies with all federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, disability, familial status, or any other protected class.
- Meeting the minimum criteria does not guarantee approval. Each application is evaluated on a case-by-case basis, considering the totality of the applicant's qualifications.
